In 2017 Accord Housing Association completed the Design, Manufacture and Development of its own affordable rent scheme at  Innovation Way Scheme in Beechdale Walsall.

The site consisted of 80 units with 56 Houses and 24 Apartments over three storeys  The total build cost for this project was  Circa £9.3million.

The design brief included a requirement for Design flair and this site was set utilise and showcase the product development of the LoCaL Homes system when compared with Phase 1.

The site has been completed on time and on budget and ahead of programme with a saving of 12% against the budget forecast. These savings have been realised through the utilisation of the integrated supply chain that Accord has through Design, Manufacture and Construction.

The site offered Accord and LoCaL Homes the opportunity to trial numerous different external finishes showcasing the flexibility of the panelised off site system.

All of the houses were manufactured at the LoCaL Homes facility in Walsall  and were delivered to site fully clad and with windows fitted in the factory. The units were manufactured in a factory controlled environment with ISO 9001 and 14001 accreditations as well as OHSAS 18001 accreditation. The LoCaL Homes facility also has TRADA Q Mark for traceability through production and also is Gold Standard accredited by the STA.

All of the homes tested post completion have achieved less than three exchanges of air an hour and have also bettered building regulation sound tests by 10 db.

The LoCal Homes system is a 200mm thick stand alone closed panel timber frame and as such has a u-value of .18 as standard through the wall providing excellent thermal performance and as a result Accord have tenants who are paying less than £350 per year for their heating, a significant saving against their pervious traditionally built  homes. Alongside this Accord can and have evidenced that the rent arrears are significantly lower, by over 50%, in the units manufactured by LoCaL Homes than they are in the traditionally built homes.

The images below show the finished product on site was a true delivery of the architectural design and this further evidences the flexibility of the off site system along with the quality of the build provided by Accord Construction services and LoCaL Homes.

The total build cost was less than £1000 per square meter above ground square meter And this has been possible by utilising the fully integrated supply chain that the Accord H/A has developed over the last 4 years.
