Accord Housing Association has recently completed the Design, Manufacture and Development of its latest award winning housing scheme at Woden Road in Wolverhampton.

The site consisted of 91 houses and 21 apartments and all of the houses were constructed in the LoCaL Homes flagship fully clad offsite manufactured Eco 200 system and a project value of £11.5million.

The design brief included a requirement for Design flair with a desire to produce an award winning scheme. As such the LoCaL Homes system was elevated to a new level in Design incorporating corner windows and brick panelling to provide an innovative and modern feeling street scene.

The site in total provided 8407sqm of habitable space across 91 houses and 21 apartments.

The site has been completed on time and on budget with 30 homes handed over ahead of programme and a saving of 11% against the budget forecast. These savings have been realised while delivering an award winning scheme for Built in Quality at the LABC Built in Quality awards.

Plots schedule

Overall Housing Mix

 4 Bed 7 person house  7
 3 Bed 5 person house  29
 2 Bed 4 person house 55
 2 Bed 3 person house 12
 1 Bed 2 person house
 Total 112

All of the houses were manufactured at the LoCaL Homes facility in Walsall  and were delivered to site fully clad and with windows fitted in the factory. The units were manufactured in a factory controlled environment with ISO 9001 and 14001 accreditations as well as OHSAS 18001 accreditation. The LoCaL Homes facility also has TRADA Q Mark for traceability through production and also is Gold Standard accredited by the STA.

All of the homes tested post completion have achieved less than three exchanges of air an hour and have also bettered building regulation sound tests by 10 db.

The LoCal Homes system is a 200mm thick stand alone closed panel timber frame and as such has a u-value of .18 as standard through the wall providing excellent thermal performance and as a result Accord have tenants who are paying less than £350 per year for their heating, a significant saving against their pervious traditionally built  homes. Alongside this Accord can and have evidenced that the rent arrears are significantly lower, by over 50%, in the units manufactured by LoCaL Homes than they are in the traditionally built homes.

The images below show the finished product on site was a true delivery of the architectural design and this further evidences the flexibility of the off site system along with the quality of the build provided by Accord Construction services and LoCaL Homes

The total build cost was less than £1000 per square meter above ground square meter And this has been possible by utilising the fully integrated supply chain that the Accord H/A has developed over the last 4 years.
