The first eight homes have been completed at GreenSquareAccord’s (GSAs) Eagle Works development and we will soon be handing over the keys to the first occupants.
The Eagle Works scheme, named after the factory previously on the site, is being built by GSA’s in-house Construction team and will deliver 51 new affordable homes set to be completed by Summer 2026. The development will meet a variety of local housing needs by providing one-bedroom and two-bedroom apartments alongside two, three and four-bedroom houses.
All the new homes at Eagle Works will be built using our low carbon Eco-200 off-site closed timber panel systems and the external wall panels will have a brick slip system applied at our Walsall-based factory.
Mike Doolan, our Sales and Partnership Manager, said: “We are working closely with GSAs in house Construction team to deliver 51 much needed new affordable homes in Willenhall. After restarting on site earlier this year it is great to be back on track with the first eight homes completed.
“Not only do our offsite timber panel solutions help speed up construction times they also provide high performing, low carbon homes which help to reduce overall household bills.”
Ryan Oldnall, Development Manager at GSA, said: “We are delighted that we will soon be able to welcome the first customers to our development at Eagle Works. This scheme is transforming a derelict factory site into a thriving community of affordable homes.
“Incoming customers to the development will be within easy walking distance of local amenities and shops, have access to cycle storage, be connected to other areas by bus routes that run close by and have plenty of space to park their vehicles.”
All of the homes at our Eagle Works scheme will be let for an affordable rent with the first eight homes to be completed being two-bedroom houses.
Local MP Pat McFadden was given a tour of the development alongside Willenhall South Councillor Simran Cheema. They were both pleased to see progress on the site since construction recommenced earlier this year.
Reflecting on their visit Cllr Cheema said: “It’s fantastic to see this once derelict site in Willenhall transformed into a place where families can put down roots and build their futures. For too long, this land stood as a reminder of what had been lost, now it represents opportunity, community, and growth. These new homes will not only provide much needed family homes but will also breathe new life into the area. I look forward to seeing the completion of the site.”
The houses at Eagle Works will have gardens at the rear, with spacing between dwellings in line with Walsall Council’s standards. Customers living in the apartment block will have access to a shared open courtyard, which will be screened by landscaped areas.
The Eagle Works site was previously home to the Middleton Paper Company for more than half a century before the firm moved to a new location.
Handovers will take place over several phases until Summer 2026.
