LoCaL Homes has successfully completed the final handovers at Canalside Close, marking a significant milestone in the development’s journey. Last week, keys were handed over for 18 apartments, bringing all 33 affordable homes at the site in Walsall into occupancy.
Canalside Close offers a mix of one and two-bedroom apartments, as well as two and three-bedroom houses. The apartments are housed within Waterside House, a single building designed to cater to a diverse community.
Planning permission for Canalside Close was granted in November 2022, with initial handovers beginning earlier this year. This swift turnaround was facilitated by leveraging off-site timber frame panels from LoCaL Homes, ensuring efficiency and quality throughout the construction process.
All homes at Canalside Close feature LoCaL Homes’ Eco-200 off-site closed timber panel system, renowned for its low carbon footprint and NHBC Buildmark warranty. This innovative approach not only accelerated construction but also contributed to significant carbon savings.
Mike Doolan, Sales and Partnership Manager at LoCaL Homes, expressed satisfaction with the outcome: “Partnering with Keon Homes and GSA allowed us to deliver 33 new, affordable homes of exceptional quality at Canalside Close.”
Rachel Wood, Senior Development Officer, emphasized the collaborative effort that made the project possible. “Through partnerships with Keon Homes and Walsall Council, we’ve revitalized formerly underused industrial land into a vibrant community,” she stated. The location’s proximity to primary schools, a nursery, and recreational facilities makes it particularly appealing for families with young children.
Residents of Canalside Close benefit from energy-efficient designs that reduce fuel bills, reflecting a commitment to sustainable living. The development’s strategic location within a burgeoning residential area ensures convenient access to transportation and local amenities, enhancing its appeal further.
Throughout its development, Canalside Close has garnered substantial interest and support from local stakeholders, including visits from Councillors, Eddie Hughes MP, and Former West Midlands Mayor Andy Street. Their engagement underscores the project’s positive impact on the community and its future prospects.
